An outside private space oversees the bay. The Ground Floor Apartment has direct access to the beach and swimming pool. Securing your reservation with a credit card means you accept the terms of our Cancellation Policy.
The total balance of your stay including taxes is due before your arrival at Tulsayab.
Tulsayab accepts cash (Mexican Pesos, US Dollars and Euros), and credit or debit card (Visa, Master Card, American Express). Traveler Checks are no longer accepted.
Alternatively you may pay your balance via bank wire transfer. Please contact us at @ reservation if you would like us to send you bank account details and wire transfer instructions. Please ensure you confirm your payment with us via email.
We highly recommend that all of our guests purchase Travel Insurance, which is generally inexpensive, but can really save a lot of financial loss and emotional distress if an unforeseen event occurs. We recommend your travel insurance will cover you for airline flight and accommodation cancellations especially during the hurricane season. We also recommend you are consider coverage for accident, illness, medical evacuation and theft.

In order to receive you in the best way, please let us know your arrival time for mail, telephone or whatsapp.
In case of early check-in you can leave your bags at the reception and wait by the pool or on the beach.
In case of late check-in our caretaker will give you the keys of the main entrance and the apartment.
Check-out: before 11.00 am
Please, respect the check-out time.
After 11.00 a.m., management reserves the right to credit the guest for another night.
Rules and Regulations
The use of the pool is from 8:00 a.m. to 10:00 p.m.
There is no lifeguard on duty, the use of the pool is at your own risk.
Glasses and glass bottles are prohibited in the pool area, please use plastic glasses and use the common area in an orderly fashion and respecting other neighbors.
It is prohibited to use speakers in the common areas.
It is prohibited to use speakers inside the apartments after 10:00 p.m. and/or make excessive noise in the common areas or apartments.
Please take your trash out in bags and place it in the designated area.
The trash cans is located outside, near the parking.
Please do not leave waste in the common areas or outside the apartment.
At the moment the Municipality of Tulum does not carry out waste sorting in our area.
Please do not hang towels and/or clothes in balconies or any visible area on the facade of the building.
Extra guests and Visitors are not allowed inside the condominium for any reason.
Turn off the ACs whenever you leave the condo or when the windows are open (lights and fans too).
Cancellation Policy
Unless otherwise specified, cancellation is free up to 7 days before check-in date.
Unless otherwise specified, cancellations made less than 7 days before check-in date will result in the loss of 100% of the total price of the stay, without exceptions for any reason.
No-shows will be charged the full price of the reservation.
The management can request an advance at any time after booking to check the credit card details.
Unless otherwise specified, Payment is required within 7 days of check-in date.
Non-refundable offers are non-refundable for any reason, Payment is required within 24 hours of booking date.
Any changes or cancellations to your reservation must be made by email at least 7 days before your scheduled check-in date. Changes will be subject to availability.
Please considering taking out Travel Insurance to protect against unexpected cancellations. Travel insurance can prevent unpleasant accidents due to last minute cancellations.
There are no refunds or credits for lack of electricity.
There are no refunds or credits issued for late checkins.
There are no refunds or credits issued for early checkouts.
There are no refunds or credits issued due to bad weather, tropical storms or hurricanes or any other situation beyond our control; including any inconvenience or complication caused by a hurricane’s direct hit, near miss, or significant threat of a hurricane strike.
Hurricanes are unpredictable by nature. Please take out Travel Insurance to protect against these types of unforeseen events.
We do not issue refunds or credits for flight cancellations, due to any circumstances.
We do not issue partial refunds or credit for flight delays, due to any circumstances.
We do not issue refunds or credits due to Lockdown, except under Mexican law.
Tulsayab is not liable for any other costs, evacuation or inconveniences caused by a tropical storm or hurricane.
All credits issued are valid for one year from the original cancellation date. A credit can only be used for Apartment Reservations at Tulsayab and cannot be used for extra services. A credit can be transferred to another person provided we have written authorization from you and subject to availability.
All credits are subject to availability and based on rates as per our published apartments rates.
All refunds are payable by PayPal or bank transfer refund and are subject to PayPal/bank transfer fees and the terms and conditions of those institutions.
Eletric Usage
IMPORTANT: RESPECT NATURE!
Please turn off the ACs whenever you leave the condo or when the windows are open (lights and fans too).
Please help us to respect nature by turning off ACs whenever possible.
When you use the ACs, please keep the temperature around 25 Celsius
The AC units will cool down the spaces very quickly when you return. At night, please use the bedroom AC only with the door closed to other spaces.
When you are not in the apartment and the air conditioning is on, our staff is authorized to turn off the air conditioning from the outside.
Accessibility
Tulsayab groundfloor units and swimming pool area are accessible for guests with disabilities or limited mobility.

Extra Guest
Children (under 12 years): one child for unit is permitted and is free of charge, Adult are not allowed.
Extra guests are not allowed inside the condominium for any reason.
Failure to comply with the rules will result in a $ 500.00 USD penalty.
Liability
- Tulsayab and its employees shall not liable for any damages caused mentally or physically as a result of, or in connection with:
- Any delays or cancellations.
- Illnesses. In the event of a traveler becoming ill during a vacation, or having to cut their vacation short. All hospital and medical expenses are the traveler's responsibility.
- Monetary crises, social unrest, political or labor problems, economic changes, electrical outages due to weather, mechanical maintenance or construction difficulties, for any claims, losses, damages, costs, expenses, delays or loss of enjoyment, of any nature or kind whatsoever resulting from events beyond our or a supplier's reasonable control, including but not limited to acts of Nature (hurricanes, mudslides, earthquakes), flight cancellations or changes, strikes, labor disputes, lockouts, threats or acts of terrorism, acts of war or declared war, hurricanes or weather conditions, diseases or epidemics/pandemics, novel or unexpected conditions and local laws.
- Absence of travel documents, visas, passports, health certificates where required. Tulsayab is not responsible for advisement of travel and entry requirements.
- Theft or loss of personal items. Tulsayab provide free safe in each unit, Tulsayab is not liable for theft or loss of personal items in any areas.
