A: Yes, absolutely! Just ensure that the apartment capacities meet your groups needs:
ground floor and first floor apartments accommodate up to 4 adults and 2 children.
the penthouse accommodates up to 2 adults and 1 child.


Q: can i modify my booking?

A: yes, you can modify your booking through the platform where you made the reservation or by emailing us with your reservation number and the changes you'd like to make.


Q: can i request adjoining rooms?

A: the apartments are divided into two identical towers with three floors. they are not directly adjacent but are close to each other.


Q: how can i pay for my stay?

A: we accept all major credit or debit cards (visa, mastercard, american express). you can pay online through the platform where you made your reservation (recommended) or at tulsayab according to our terms and conditions. credit card details are securely stored according to the cloudbeds security standard and are automatically deleted at the end of your stay.


Q: i haven't received a reservation confirmation

A: please check your spam or junk folder first. if you still don't see the confirmation, contact us by mail with your booking details, and we'll assist you right away!


Q: is it cheaper to book online?

A: it depends. sometimes you might find discounts or offers on platforms like booking or expedia, especially if you're part of loyalty programs that offer personalized discounts.


Q: is the online booking procedure secure?

A: yes, we use cloudbeds, a secure and trusted platform that ensures safe online bookings and payment processing.


Q: is the price per room or per person?

A: the price is per apartment, regardless of the number of guests, as long as it doesn't exceed the maximum occupancy.


Q: i would like to cancel my reservation.

A: you can cancel your reservation through the platform where you booked or by emailing us with your reservation number and cancellation request.


Q: what is the age limit to book?

A: the minimum age to book at tulsayab is 18 years old.

A: check-in time is at 3:00 pm (local time), but we will do our best to have your apartment ready as soon as possible. we will notify you once it's prepared.
upon arrival, our staff will be there to welcome you, hand over the keys, and show you to your apartment.

A: yes, you'll need to present an id matching the credit card used for the reservation at check-in. if you booked through an external platform and paid online, no additional id is required.

Q: are children allowed?

A: yes, children of all ages are welcome at tulsayab. for young children, we can provide upon request: a crib (camping style), high chair, baby bathtub, and an audio baby monitor.


Q: are pets allowed?

A: we are sorry but pets are not allowed at tulsayab.
we strive to maintain a tranquil environment for all our guests.
however, service animals are permitted in accordance with regulations.
attached you will find the complete rules for service animals.


Q: can i invite guests into my room?

A: no, no extra guests or visitors are allowed inside the condominium for any reason.


Q: do you have smoking and non-smoking rooms?

A: smoking is not allowed inside the apartments. you may smoke in outdoor areas such as patios, terraces, or common spaces. please note that violating the no-smoking policy inside apartments will result in a $500 usd fine.


Q: what are your pool hours?

A: our pool is open daily from 8:00 am to 10:00 pm.
no lifeguard on duty and use of the pool is at your own risk.
glassware and glass bottles are strictly prohibited in the pool area.
please use plastic cups and maintain the common areas in an orderly manner, respecting other guests.
speakers are not allowed in common areas.
after 10:00 pm, speakers inside the apartments and excessive noise in both common areas and apartments are strictly prohibited.

Q: what are your reception hours?

A: our reception hours are from 9:00 am am to 6:00 pm.
however, you can reach us at any time via whatsapp, email or
through the messaging service of the platform on which you made your reservation. we're always here to assist you!


Q: what's the refund policy?

A: our refund policy is outlined on the platform where you made your reservation or on the tulsayab website. unless stated otherwise, cancellations made less than seven days before arrival are non-refundable, and no-shows result in a 100% charge.


Q: when are quiet hours?

A: quiet hours at tulsayab are from 10:00 pm to 8:00 am. we kindly ask all guests to respect this to ensure a peaceful stay for everyone.


Q: will i be charged a cancellation fee?

A: cancellation fees depend on the policy of the platform where you made your reservation. you can check the details in your booking confirmation or contact us by mail with your reservation number for more information.

Q: how can i pay for my stay?

however, we keep the credit card details used for your reservation on file until your departure, in case of any damages or incidents.

A: we do not have room service, a bar, or a restaurant on-site. however, each apartment has a fully equipped kitchen, and we offer a private chef service upon request. you can check the available menu options on our website.


Q: are bed sheets and towels provided?

A: yes, bed linens and towels are provided! towels are changed every two days, and bed linens are changed every three days as part of our housekeeping service.


Q: breakfast menu

A: we do not offer a breakfast menu, but you can request a private chef service for breakfast, lunch, or dinner. you can check the available menu options on our website.


Q: can i get a crib?

A: yes, we can provide a crib upon request. our team has been notified and will arrange it for you.


Q: can i get a safe?

A: all our apartments are equipped with a safe.


Q: can we store our bikes?

A: yes, of course! we recommend storing your bikes inside tulsayab, entering through the main door on the left.


Q: does the hotel allow food deliveries?

A: yes, you can order food deliveries to tulsayab.
we recommend using tomato.mx for restaurant deliveries and loquesea.com for anything else you might need.

A: no, sorry. there are no bars or restaurants inside tulsayab. there are some restaurants and bars near tulsayab, please see our google map.

A: yes, the ground floor apartments are accessible for guests with disabilities.

Q: do you have a pool?

A: yes, we have an infinity pool shared with guests, open year-round from 8:00 am to 10:00 pm.

A: no, sorry. there are no bars or restaurants inside tulsayab. there are some restaurants and bars near tulsayab, please see our google map.


Q: do you have a shuttle?

A: from cancun airport to tulsayab or vice versa: the transfer is handled by the external company stp caribe. reservations and payment are made directly to the stp caribe operator.
from tulum airport to tulsayab or vice versa: we do not currently have a trusted airport shuttle company, but there are regular taxis outside the tulum airport or we can book a taxi for you from tulsayab.


Q: do you have a spa?

A: our spa services are provided by spa kiin-uh. you can enjoy a relaxing massage either in the comfort of your apartment or right on the beach.


Q: do you have car rentals?

A: you can browse and book a car through our alamo partnership. you can pick up the car at the cancun airport, at the main office in tulum or directly in tulsayab.


Q: do you have elevators?

A: no, sorry. there are no elevators in tulsayab.


Q: do you have toiletries available?

A: yes, we provide soap, liquid hand soap, shampoo, and conditioner.


Q: do your rooms have air conditioning?

A: yes, all apartments have air conditioning and fans!

Housekeeping Guidelines


Q: are bed sheets and towels provided?

A: yes, bed linens and towels are provided! towels are changed every two days, and bed linens are changed every three days as part of our housekeeping service.


Q: do you provide housekeeping services?

A: yes, we still have housekeeping services running every day from 9:00 am to 1:00 pm! however, due to safety practices, housekeeping will only be provided during your stay if requested. if you prefer housekeeping after 1:00 pm, it is available upon request for an additional fee of $10.00 usd or 200.00 mxn.


Q: where is your laundry room?

A: we don't have a laundry room in the apartments, but we offer a laundry service at 20.00 usd or 400.00 mxn per load. just leave your clothes in the provided bag before the daily cleaning, and you'll get them back washed and dried the next day.

A: currently, there are no special covid-19 requirements, tests, or quarantines needed to visit mexico. for updates or more information, you can check the health, safety, and security section on our website.

Q: What kinds of wildlife can I find in Tulsayab?

A: Tankah Bay is a protected area, surrounded by jungle and facing the coral reef.
It features an abundance of marine life, animals and birds.
Very common are iguanas, mapaches, sereques, coaties, geckos, pelicans, sea eagle, hummingbirds, crabs, fish of all kinds.
Tulsayab uses environmentally friendly pesticides to protect nature.
We try to maintain a balance between nature and our presence. Please don't ask us to kill harmless animals! We won't do that anyway!
